We also use eye-catching yard signs with our contact information. We recommend completing all repairs before listing to drive maximum interest and fill the vacancy faster.

It depends on the time of year. Summer typically sees faster placements, while winter can take a bit longer due to the holidays. We always do our best to fill vacancies as quickly as possible while still ensuring we place a qualified tenant.

Tenants can pay rent online through our portal, mail a check, or drop it off at our office. We deposit your rental income directly to your bank account by the 10th of every month.

When a tenant gives 30 days notice, we send confirmation to both you and the tenant with move-out instructions. We inspect the property on the day it's vacated and call you within one working day to outline the property condition and any recommended repairs before re-listing.

It depends on the situation. If a tenant damages the property beyond normal wear and tear, repair costs are deducted from their security deposit. Routine maintenance and normal repairs are the owner's responsibility. We pass through all repair costs at cost with no markups.

Yes, during vacancy periods you're welcome to do your own repairs or use your preferred contractors. For occupied properties, we recommend using licensed contractors to protect you and avoid any miscommunication between tenant and owner.

We handle after-hours emergencies directly. The agent managing your property takes the call and dispatches a contractor as quickly as possible.

We typically sign 12-month leases, but we can also do month-to-month arrangements if that better fits your situation.

If a tenant fails to pay, we begin the eviction process promptly. We send the file to our eviction attorney, coordinate the process, and represent you in court. While we do our best to place reliable tenants, sometimes situations change beyond anyone's control. The owner pays legal and court costs, but we handle all the coordination.
