Application Process

Everything you need to know about applying for a rental property with Sacramento Valley Property Management.

Before You Apply

Make sure you're prepared with these requirements to speed up your application.

Valid ID

Government-issued photo identification (driver's license, state ID, or passport)

Proof of Income

Recent pay stubs (last 30 days), tax returns, or bank statements showing 3x monthly rent

Rental History

Names and contact information for your last two landlords

Application Fee

Non-refundable processing fee per adult applicant

Qualification Criteria

We look for qualified applicants who will be great tenants. Here's what we evaluate:

  • Income Verification Gross monthly income should be at least 3 times the monthly rent
  • Credit History We review credit reports for payment history and outstanding debts
  • Rental History Positive references from previous landlords (no evictions or lease violations)
  • Background Check Criminal background screening for all adult applicants
  • Employment Verification Confirmation of current employment and income stability

How to Apply

Find Your Home

Browse our available rentals and visit the properties you're interested in. Contact us to schedule a showing.

Submit Your Application

Complete the application online or print it out and drop it off at our office. Each adult 18+ must submit their own application with the processing fee.

Screening Process

We process one complete application at a time on a first-come, first-served basis. We'll verify your income, rental history, employment, and run credit and background checks.

Application Decision

You'll hear back from us within 1-3 business days. If approved, we'll prepare your lease and schedule your move-in.

Sign & Move In

Review and sign your lease, pay your first month's rent and security deposit, and pick up your keys. Welcome home!

Move-In Costs

Here's what you'll need to pay before moving in:

First Month's Rent

Full month's rent due at lease signing

Security Deposit

Typically equal to one month's rent (varies by property)

Pet Deposit

Additional deposit if pets are allowed and you have pets

Note: All deposits must be paid in full before move-in. We do not accept payment plans for deposits. Security deposits are refundable per California law, minus any deductions for damages beyond normal wear and tear.

Application FAQ

Can you hold a property for me?

We can't hold properties before an application is submitted. We process applications in the order they're received, so apply quickly if you're interested.

Is the application fee refundable?

No, the application fee is non-refundable as it covers the cost of credit and background screening.

What if I have bad credit?

Credit is one factor we consider, but it's not the only one. Strong income, rental history, and a larger deposit may help offset credit concerns. Contact us to discuss your situation.

Do you accept co-signers?

In some cases, yes. Co-signers must meet all qualification criteria and complete a full application with screening.

How long does approval take?

Most applications are processed within 1-3 business days, depending on how quickly we can verify your information.

What if my application is denied?

If denied, you'll receive written notice explaining the reason and information about how to obtain your credit report if credit was a factor.
